Successfully Selling your home: What is the best time of the year to sell your home? In Tampa the largest number of prospective home buyers are in the marketplace between April and August as they are preparing to move usually as close to the end of or after the school term.

It is in your best interest to interview at least three successful local real estate sales agents who sell homes in your area or who are visible in the market place through advertising or word of mouth. Successful agents can sell anywhere.  Each agent should inspect your home and prepare a written CMA (comparative market analysis). This form shows recent sales of comparable homes, which have sold within the last six months in your immediate area. It also shows the asking prices of competitive homes currently for sale.

More important, each successful agent you interview should make value adjustments for the extras in your home, compared to the recent sales prices of similar nearby homes, and give you their opinion of your home's probable sales price based on today's market conditions. By comparing the three top expert real estate agents estimates of your home's current market value, you will have a precise idea of your home's value. Even a real estate appraiser cannot possibly be as expert on home values in your neighborhood as are local realtors who sell homes where you live.
